Thanks for the quick response Rachel. 

The "system" is microsoft office products. I am expected to update an excel sheet daily with construction updates, notices, move outs and new leases. The properties use Yardi for property management but rely on this hot sheet for leasing.

The ROI I honestly think I would have to go through all receipts, orders etc. to try and figure out, there is no system in place for tracking that. Last year we spent approx 1,000,000 on 3 properties through our vendor that supplies the paint material, fixtures, sinks, faucets, and appliances. That is not counting flooring, quartz tops, other misc supplies, or labor.

Is there a standard volume of units or some kind of metric to gauge when a company should hire an assistant PM?

Just curious as to what other people/companies' strategies are as far as pay structure/workload/systems etc.

I work for a growing company and it has been an awesome learning experience but I'm getting burnt out.

I'm currently managing the rehab for 5 complexes and turn about 30-50 units a month with varying work done in each unit. 

My salary is pretty good but starting to not feel its worth the 10-12 hour days and random calls/emails at all hours. I've read on here in a few threads that it can be around 10% of the rehab budget and I'm far from that.

For anyone that has hired a PM (preferably multi-family, million dollar plus budget) how did you structure the pay? At what point would you hire an assistant? Any helpful software/systems etc?

@John Rogers what is the name of that software? I currently PM a few apartment complexes where I turn about 30-50 units each month and I'm using Microsoft office products. Would love to find something to make my life a little easier to pitch to the bosses.
