@Michael Swan it may not be "pretty" but I know a guy from Council Bluffs, IA who THRIVES in F's D's C's... yes he works 60 hours a week. Yes, he only pays staff a nickel. But he is  VERY successful. One of the things I love about RE--- many ways to WIN.

@Omar Khan Not sure where to start with your comment, but I will say this--- it is VERY possible. If he can't raise the funds to gain an interest in the property he can pitch it to an company and earn their respect/a entry level position at their firm and get in the game. I did it to get my job- now I own the company--- facts! And if not this deal- if he lays it up to a developer or re investor, it gives him credibility and the MOST important thing ever---- a REFERENCE for the next one. Give the guy a break-  he still has a MAJOR Oppurtunity! Interest Rates Still at the lowest rates in 5k yrs!

Just an easy tip: why not wait 5-7 yrs to have kids so you can actually enjoy them when you are ā€œfinancially free?ā€ They are growing organs now in labs and using stem cells to replace knee cartilage- unless you get hit by a bus you are going to live until you are at least 100. Patience.

#1 Don't be negative. And #2-- don't listen to anyone on this feed that isn't a multi-millionaire. Try this "Just F====== do it!" Find the money! Go to your local private equity firms and ask them what they are looking for---- PE firms are "Hunting" everyday for deal in the 5-15 million price range--- go for it!

Listen to Jay & Karen- they both are successful! What I would do? Besides lick my lips- I would owner finance and pitch a partnership with the seller! If you want a spin off- buy, lie, and die! If you want to build a business and develop a reputation as a ā€œproblem solver,ā€ partner up with your seller... and if course save on fee’s and all the other jazz. Going thru a bank/hard money lender to buy a dog to fix up imo is TOO EASY to do, Challenge yourself! Partner with the seller and sell yourself!
