Post: What color flooring do you like in your rentals?

We currently have a color similar to this in our condo, but slightly darker yet. As much as I like the looks, it certainly does reveal dust and blemishes easier.

Here's a scheme I really like, and want to try because it gives a dark modern look while most likely hiding some small particulate a little better.

This stuff is pricey, though. I've only seen it at Home Depot, made by Bruce. At about $3/sq.ft. it's too expensive for a flip or rental IMO.

Hey Ryan. I'm just down the road from you in Lodi. Congrats on the reno!

Maybe just flip for a while here in CA and then buy rentals elsewhere? I'm kinda leaning this way, but I don't know enough yet to be totally sure of what I'm going to do.

Welcome.

Only thing I'd personally suggest here is, if you're set on Air Force and FBI, just focus on that right now "whilst" (that was for you Brandon) penny pinching and completely avoiding living lavishly. Just tuck it all away (obviously military is great for this because of the no housing expense thing) and whenever you reach a comfortable position to put a healthy down payment on something, pull the trigger, assuming you still want to be in real estate. Getting into and being in the FBI will eat up a lot of your time.

However you end up doing it, good luck with it!

Good to see another local who's new here such as myself.

I hear you and Ali on CA rental properties. There is some potential but not like out of state. That's why I'm just going to start with flipping and generate some cash and then possibly look elsewhere for investments down the road a little bit.

I look forward to seeing where it takes you!

Good evening everyone.

I'm sure this topic has been discussed before but I didn't find anything very recent. Maybe there's some newfangled app I don't know about for home property listings. I know all the really popular ones that have been around a while and there are things I love and hate about each of them. Nobody has perfected it yet as far as I know. Sometimes if my wife and I have a free day, we jump in the car with our fully charged iPhones and zip around stalking properties lol.

What's everybody using?

Thanks @Brandon Turner glad to be here. Already learning! Yeah I prefer words like "whilst" and "amongst" lol. And yes, the guide is wonderful. I've been peeking at it when I get time here and there.

@Erle Mcdonald Oh man I'm jealous! I love that area. We want to get into something in your neck of the woods some time. Thanks and will do, we love the coast so we try to take trips out there when we can.

@Brian Burke thanks for the warm welcome. No, while I wish I had someone take pictures of my spins, that one isn't me. Do you just fly privately or did you instruct? Commercial?

Anyhow, yeah it seems like there's a lot to learn here. Definitely much more than I already know so I have my work cut out.

One of the things I know I will have to figure out, since I'll be doing most of the physical work myself, is getting the right people to do the things I don't know how to do. My plan is to find someone knowledgeable and experienced to teach me everything they do. Might be tricky to find, though, because once I learn then I won't need help anymore except for maybe just some mindless labor. We'll see how that goes...

Hi I'm Matt. After browsing the site for a while I came to the conclusion that I need to be on here. Great place.

I'm from Lodi (near Sacramento) and my wife and I own two properties. One is a newer single family home she bought before I came along, it is completely underwater in value and we're just renting it out, breaking even. Not ideal but could be worse...

The other is a condo I bought for a good deal and put maybe $10k into it for basically a total restoration, did 90% of it myself and have nearly doubled the value!

We plan to sell the condo because we're tired of the neighbors and HOA's, and start flipping houses! I am a pilot but currently not working and recently I'm realizing that I only want to fly for joy and not for employment, so this option really sounds like a fun journey. I'll be able to be more of a stay at home dad (planning on a kid in a year or so) and still bring money in whilst being my own boss! My wife Sarah is a nurse and luckily they make good money in our area, so that's our steady income. I'm also pursuing an engineering degree in case I don't want to flip anymore.

Hopefully I can not only learn a lot here, but offer help where I can. Always game for making new friends who are interested in the same things as I am, and I'm also always willing to help with projects, offer ideas, or simply toss back a few beers :)

Anyone else near Lodi here? There's actually a good little market here. We're looking for a 3bd/2ba in Lodi/Elk Grove/Ione so if anybody knows of something....

Anyhow good to be here.
