Not sure if your county is different... One thing you can do is call the Sec. 8 office and see what they would even pay you first. They might even have a family waiting to find a place. Keep in mind that they don't always pay 100% of the rent. If your tenant has a source of income they might be responsible for a portion.

Nobody wants to hear they have a bad kid; especially if they can’t put a handle on it. I always thought it was good to be diplomatic when raising a concern to a tenant. I would install security cameras and tell them you can’t have neighborhood kids trashing your property. It will let them know you care about the place and will kinda force them to keep their kid in line.

You always want to keep the good tenants happy. At least they need to know you are trying to resolve the situation without causing issues between them.

I would ask the tenant to let you know next time she smells it so you can come by and see for your self to address the smokers at that time.

That’s what I proposed to a tenant who complained and she never called me back.

I feel it at least showed I was trying.

Hi David,

I’m a fan of this model. I know a lot of towns won’t allow a boarding house. A work around can be letting one tenant just sub lease. At the same time learn how to PM. Do you plan on living there? If so, I’d rent rooms...

Maybe I didn’t see someone post the same.

-What really matters is the type of area.

You might get a great return in a D area ~Net 1k+ but you will work for it one way or another.

In an A area might just break even and have the tenants pay off your property, but hardly hear from the tenants.

What seems to work for me...

I have a small cluster of properties in a three block radius. I place a very secure drop box at property for checks only. So tenants can easily walk around the corner and drop their check in. I go there on the 5th to pickup. If their check is not there they get late fees.
