@Trevor Cox You got a lot of feedback so maybe I missed this one if someone mentioned it. I would look into the city. Some town will have an ordinance and fine the property owner for disturbing neighborhood. I think it’s $1,000 an incident where I am, but sure it’s depends on the area.

Sounds like an REO that's why they make the owner responsible.

As far as the creek thing; is probably ask neighbors if it’s know to flood. 

If you’re not sure; I would say now is certainly not the time to just buy to buy.

First off never forget that it’s a business and a numbers game.

I’m thinking the 20% read about is the difference between retail and wholesale; I always use 30%. Think of it as a buffer if things go bad you can bail out without getting burned. 

Before any sit down meeting always do your homework. 

Ask yourself: what will it rent for? Do I know all the fees for this property? I.e. closing fees, holding fees, repair cost, flood insurance

What happened to the last contract?

Did they not have the funds for closing? Or did it have an oil tank? 

Prices are high! Make sure your numbers makes sense to you.

Michael Canataro in Woodland Park will put a package together for you.

The fee charged is worth not stressing and to avoid a potential law suit. Besides it can always be passed on to the buyer if your margin is too tight.

I’m in NJ so you’re lucky if you can evict someone for something besides not paying rent. I do put the legal max of a month and a half for all my leases.

I do put that if the cops come more than once it’s grounds for eviction; kind of an empty promise... I ask my neighbors to call me first if they can. I think keeping good relationships with neighbors is important. I also try to mentor them by helping out their neighbors I.e. shoveling snow, bringing in/out garbage cans, just not being a punk kid

NNJ is a great rental market. In all classes. Just look close at the numbers. Can’t stress enough not to leave anything out.

Too many guys call it investing just because they think that’s what they’re doing. 

All the numbers count; including taxes and repairs.

If the price works for your master plan just pull the trigger.

Remember you make money when you buy.

This always seems to be a problem for investors. You can always call a GC, but that adds up quick. I've always did what I can myself (I worked as a handyman). I would find a handy guy to help out from time to time and think great I can just send him over to swap a faucet. Those guys don't seem to last since I wouldn't have enough work. I was thinking of getting a group of investors together in North Jersey to keep a guy busy enough to work steady. I wouldn't mind coordinating it. Any thoughts?
These are too funny! I have to say I had some characters too.. I do my best not to waste time showing certain people I know will not make a fit, but it's not as simple as " I'd rather not rent to you based on our conversation " Any suggestion on how to blow off a showing?

2/1 is an ideal starter for a young family starting out. Unless it's a studio; I think you need a tub!
