@Sai Srija Edara - What county? No way! Send a 3 day notice ASAP and file for an eviction.

Demanding money… People like that don’t just leave because you’re a nice guy. At lease you have the ball rolling with an eviction. If they leave sooner; you just don’t proceed.

@Kislay Shah - I have one… Selling a property that I never had on my tax returns. Always on my brothers. Would he take the hit on capitol gains and in turn send me a 1099-s Then I can do a 1031? I know 17 years ago it was done sloppy and just wrong 😑

Definitely require tenant insurance. Ours range from $6-9 a month. Lemonade! Or add to an auto policy..

Not sure how far you are, but it might be worth a trip to the courthouse on landlord-tenant days. There will only be a handful of attorneys that know and are friendly with the people in the court. That's your guy/gal!
