Basically just very politely told the agent the buyers can go... ummm... buy another house. I feel much better now.

Lynn M... Great thought but a home warranty is already part of the deal. Really do NOT understand what their problem is other than first time home buyer jitters. Disappointed that their so-called experienced agent isn't giving them better guidance as well.

In the end, it's annoying but not catastrophic if the deal craters, I'm more interested in how to prevent it from occurring again, thus leaving the home off the market unnecessarily.

Chad Truran Wayne Brooks, thank you for the feedback. Yes, specialist is licensed and certified and provided paperwork... now we have the video if needed.

Inspector is private not the city. The FHA appraiser had no issues with the HVAC.

We're working on putting the buyer on a three way with their agent and the HVAC people.

We were supposed to close this morning... close has been delayed, don't have all the details yet, hoping it will work out.

Wayne - I'm pretty sure 'whack' was used by the Hvac people in addition to a few choice and even more colorful adjectives.

Selling my home. (Oklahoma) Usually I'm a buyer so feel a little bit lost. Inspector keeps insisting that there's something wrong with the HVAC. There isn't. Paid Heat and Air specialist to come out and test, the system is fine.

Inspector out again, won't clear because the temp in the duct next the furnace is 92 degrees, 38 feet away in concrete runs, it's 78 degrees... house is warm and comfortable, furnace operating as it should. Says there must be a blockage.

Pay a small fortune to run a camera through all the downstairs ducts... no blockage, house still warm, you can see the spider webs fluttering in the air from the furnace in the ducts.

This is probably going to crater the sale. What language or disclosure would I use for the next listing to prevent this from happening again? Or how do we deal with the inspector?

James Hiddle - thanks, that helps. I have used GRM for years but only on sfh and by no means as my only tool.

You can also use plaster washers (specialty item in our area, look on line) to hold down loose areas that are in otherwise good condition. Plaster of Paris (takes a little practice) for the deep areas, finish plaster for the top, both dry fast and sand smooth, you're on your way. Larger areas, ie. multiple feet square, backfill with 1/4 inch drywall then fill cracks and bring to grade with P of P or patching plaster. You can fix easily and it's so beautiful and durable.

Usually start with my highest and best and the agent knows it. Once in a very great while, if I've had time to firm up rehab costs before the highest and best request comes, I might move up a smidge, more often, not.
