Prices are up and quality is down... hadn't thought of attributing it to the big banks. Locally, it feels more like pent up demand. We're happy to wait on the sidelines for a bit until we get the right deal.

Ditto what Jay said... I never put the addie on Craigslist. I route them to my website and they can get it there for the same amount of time the sign is up or they can get it from me personally. Doesn't weed out all trouble makers but it goes a long way. Once my Open House is closed, the sign and the address both disappear.

Christopher Boggs, when you put yours in shape, you will already be influencing the neighborhood in a positive way. One unit can be the beginning of turning a neighborhood around. Quite often the best values are in these borderline areas.

Joel Owens, so with a triple net on a multi-family, you're talking about a third party leasing the whole thing from the investor owner, then handling the total operation, leasing to tenants, maintenance, upkeep, taxes, etc? I am new to multi-unit and trying to make certain I understand.

In the process of selling my personal home. Everything Harry M. said is exactly true. If I had it to do over again, I'd start with my local REIA.

We use a hybrid approach and put up a For Rent/Open Sunday sign only for the day or two before we show the house... Most renters come from Craigslist but it does give us a chance to pull a few drive bys.

Did the Home Depot ones once... used whatever I had around but I think it was a Gem stain and Polycrylic finish... turned out ok but like the Jodi Melssen said, a little cheap. Ok for the house they were in.
