Lamp cords in the attic to hook up the fancy new fan... 14 gauge extension cord run overhead outdoors to garage for garage door opener... Caulked in toilets that needed reset... drain lines with no drop or that go uphill... 3 layers of shingle... Freddie Mac screwing natural wood windows shut with 3 inch construction screws through the otherwise sound trim. "Winterizing" electric hot water heaters and not leaving notice so when people turn it on, they burn out the element... I could go on.

Hey Al Williamson, just because of you I did my first ever A/C repair yesterday. Instead of looking at it and panicking, I took the top frame off, looked around, saw rust on the fan shaft, cleaned and lubricated (after shutting off power, of course), BAM! It worked. Another $100 saved. It helped that when rehabbing the home my HVAC guys had already looked at it and told me it seemed sound.

I have used Ring Central both for fax and for a project specific phone number. Worked out pretty well and I didn't find it too terribly expensive.

I'll see about getting a picture, better description, one free standing up/down dup with a garage apt, all share the same driveway and I could see parking problems... this is located a mile or so away from the other props.

Other is two single families, one up/down dup, one garage apt, and one up/down dup that is really studio size, all on contiguous lots but with lots of parking and three driveways. It has the not unpleasing aspect of a small campus, I keep joking that all we need is a general store.

As mentioned before, separate meters except for water, water runs about 6k a year, which is verifiable.

Just starting to do the math so that's not my question (yet), trying to pro-actively figure out what I don't know enough to ask.

As an aside, our firm is Lead RRP certified so testing not a problem there.

Kelly N., utilities are separate except water and water includes trash.

Bill Gulley Well, fire walls certainly never crossed my mind :-). We may be working in different environments, these are frame up/down duplexes built around 1930-1940...

I have a very interesting opportunity to purchase a group of properties that will include single family (my sweet spot, those I totally understand), garage apts, and duplexes. What questions should I be asking that are different than single family?
