New kid on the SoCal block

Hi everyone! Newbie here from the Inland Empire region of Southern California.

I'm currently a program manager in a large consulting firm and am looking to grow my wealth outside of the 8 to 7 job. My only experience thus far is handling landlord responsibilities for a house in the family.

Goals:
Long Term, 5 year:
- Replace my job income with passive real estate income.
Short Term, 2 year:
- Close my first deal!
- Flip 2 houses in 2013
- Purchase and live in a triplex or 4 plex rental unit and using FHA loan.

Strategy:
Fix and flip homes in the Inland Empire to build enough capital to fund my buy-and-hold purchases. I will focus on marketing to motivated sellers in low to middle market areas with 3-4bd/2-3ba homes in any condition.

Next Steps:
Network, build relationships, and provide value to the community. Hopefully find a mentor in the area that I can shadow or help in anyway possible. If anyone needs a motivated student, let me know!
