The request for 2% to cover closing costs seems fairly normal especially if they are more than ok with paying asking price.  For a buyer this should reduce their cash out of pocket to close which could help with barrier to entry.  For your seller its an effective sales price of ask - 2% using your assumed $500,000 thats $490,000, a real good offer depending on your market.  


What's your specific pain point with the offer?

I'm the buyer, and am not represented by an agent. I'm offering full ask, and asking the sellers agent to pay 2% towards my closing costs.



 Rather than asking it to come from the agent you should be asking for that 2% to come from the seller as a concession.  I also highly recommend being represented as a buyer.  An experienced agent would be able to guide you in the negotiation process much more insight-fully than the forums.

 You may also consider the power of a site like prop stream where you can see who owns a property and which other properties they are linked to.  From there you can even skiptrace for a phone number and email.

 our entire platform is microsoft based and using everything integrated - while not technically all automation it is a game changer - especially when using powerautomate. For automation we also use make.com, zapier as well as go high level as a CRM to name a few

I agree that integrating everything is key.  We are currently going through the process of integration amongst our platform and it has been a game changer.

 Perfect,  I really think that will come down to overall preference.  As an agent I often times refer to emotional appeal as a large factor on what drives purchase price.  Check with an agent in your area, but i'm willing to bet the comps wouldn't change drastically between the two.  

Instead ask yourself a couple of questions.  Will this functionally make a difference one way or another?  Functionally awkward homes are hard to sell.  Can I make an appealing master bathroom to capture emotional appeal of a buyer within the limited space? Or is the money better spent elevating the master experience overall?  Also, if you plan to live there for a period of time, which makes your families life easiest?

I believe it's well proven that automation and systems not only help us keep our sanity but help us increase production exponentially.  

I'm curious as to what software programs and automation fellow agents are using to make their business more efficient.  

Please provide what automation you couldn't live with out and why!
