I have lived in the Hampton roads area of Virginia my whole life and would love to get connected to some local investors! I currently have one out of state rental property (Louisville, KY) and am looking for another here in my hometown. Would love to connect and meet local investors who enjoy real estate investing!

Hey everyone!

I have been on the search for a 5% down payment option that excludes paying PMI. I came across a 2.99% APR, 5% down option, with NO PMI through a local bank, however, it is an adjustable rate mortgage that is subject to change every 5 years. I have done some research but wanted to see if anyone has had good/bad experiences with adjustable rates and if there is anything specific that I should look out for.

Hey David,


Typically the tenants handle landscaping on all SFH. It would be different if it were a multi family. Definitely make it look nice when property is vacant and you are trying to fill it, but while it is occupied I would leave that to the tenants.

Evaluating a triplex in Lousiville, Ky. Louisville is known to have a lot of older homes, but how old is too old?

The house is built in 1904. Three 2 bed, 1 bath units. Two out of the three are currently rented. Considering 10% of rent for Vacancy, Repairs, Capex, and Property Management. The numbers still fit the bill. BUT... is the age of the home an automatic deal breaker?

I am looking to house hack and buy my first multifamily home very soon. Would hate to start out on a bad property. 

Would love to hear any thoughts or advice!

I will be moving to Louisville in a year from now and I am trying to learn the market and the area from a distance. Hoping for inside tips on the area. Is it a thriving market for buy and hold investing? What are the good/bad areas? Plan on living in the house for 2 years then renting it out. Primary goal is cash flow but want to still be in a nice area. $110k or less. 

Any real estate agents in the area that have investing experience?

Looking for any advice on the Louisville market general!
