I wish I found BP at your age!

Sounds like you have the right idea. In the mean time, i would encourage to continue to leant and network through BP and try to some investors you might be able to work for while learning the ropes.

1. I would go meet with as many investors in my area as possible and try to build those relationships early on. I have found that there are so many people out there who love to see the hustle and will help you out so much.

2. Pay more attention in my MIS class so I knew how to use excel better, Lol

3. I would have taken more action and tried to get in the game earlier. I have found that you learn 10x by actually doing opposed to learing about it.

4. I would try fail more often. The more you fail the more you learn.

5. Try to find other young individuals who were interested in RE. It's nice to surround yourself with people who have the same goals as you and who are in your shoes.

There is a bunch of good software out these days so I think it can be hard to go be wrong.

I have heard alot of good things about Cozy but as of the past 6 mo, I have alot of buzz about Avail. That seems to be what alot of investors who are starting out are diving in.

Hey Logan,

You are definitely have the right idea. I was in your shoes a couple years backj but didn't  start getting serious about investing until a year and a half ago.

The biggest hurdle when trying to get into RE at a young age is  that there will be a lot of people who don't take you seriously (lenders, sellers and other investors). It takes a while to build that confidence and knowledge to be able to prove to these people that you are capable.

I have been on BP for about 3 yrs now and I have found a ton of value from all of the resources they provide. So continue to immerse yourself into the community and try to find some local investors that you can talk to and see if you can help them out in any way.

Hard money or a private lender would be your best bet. 

Money is everywhere, you just have to know where to look. I would recommend looking for a local lender opposed to one of the national guys. Also be prepared to pay 12-14% interest and 2-4 pts. Its gonna be expensive money but if you feel good about the deal do it.You might be able to get better terms with a local lender.

Throw out an owner finance option, never hurts to ask! Let me know if you got any other question. Happy to chat!

From my understanding, it is a pretty competitive market up there, but there is a lot of opportunity in the STR game.

Personally, I would encourage you to look around some more and maybe find a market that is not as hot but still provides the opportunity for a good STR mkt.

Being a skier myself, I would look more into the northeast area and see what you can find.

This is a site that I have done some reading on and i think they might offer a course.

I like the idea of land too. It's a lot less impersonal when dealing with sellers but it is harder to value it.

Go show up at lowes/home depot at 6am with some coffee and doughnuts, thats how you make friends.

You will see who is serious about getting up early and getting after it.
