If I were in your shoes, I would try to get my hands on any RE material that I could. Once you gain the knowledge, the confidence will come and then you can start taking action.

Some might say it is too young but then you can go out and buy a property and prove them wrong, haha.

The biggest hurdle for you will be getting financing so just be sure you have all your ducks in a row for the banks!

It's tough to have people trust in you enough to give you a couple 100g's when you are young , haha.

I am in the same situation as you so I cant offer too much good advice but I think family is probably our best bet when starting out.

Maybe not with straight cash but you can always get someone to co-sign on a mortgage.

You got a lot of really good info and it sounds like you have done your research. 

Multi-fam properties go fast no matter where you are so you gotta be quick with it or go off-market. But even then it's competitive. I would get a good agent who can be on the loo out for you and send you some pocket listings.

I really like your basement idea. That is something that i have heard mentioned several times on the podcast. I am in TX so we don't have alot of basements but if we did, I would be all over that.

Ditch the Script! All ya gotta do is have quality conversations. 

I cold call people all day and the # 1 thing I focus on is having quality conversations. 

I don't hard sell them, i'm not pushy and I respect their time.

I would go with option #2, which is commonly referred to as House Hacking.

Its a great way to get your feet wet in REI and see if its something you would like to pursue.

In regards to option #3, I would not call flipping investing. That is more of a job. Its fun and you can definitely make some money, but you can also lose money if you don't know your numbers. I don't care what Chip & Jo say, this ain't HGTV, lol!

Hey Rocco,

You definitely have made a key realization in those who make it and those who don't. That realization is actually taking action. 

Education is a great thing but too many people (myself included) use it as an excuse not to jump in and just figure it out. You will learn 10x by taking action opposed to reading books all day (reading books are still good but just find a healthy balance)

I didn't start to make real action in the game until I got tied in with some investors and started working for them. I got so much value from that relationship and now I am off on my own doing my own thing.

In summary: TAKE ACTION!

I would advise you to learn everything you can about the industry through all of the books, podcast and blog post you can find on BP. 

Once you get comfortable with the lingo and can talk the talk, find and investor that you can learn from. 

I started on BP when I was about your age and gained a ton of value from just reading everything I could find and participating in the forums.
