I have a ESA letter dated, June 17, 2017 from a new tenant. Is there any guidance on when these letters must renewed?

Nope. Never rent to friends or family.

I have a male tenant who want to add his gf to the rental agreement — Too late in the day to call S8. Does HUD allow this? I’ve seen her a few times when I came to the property to do maintenance and other tasks. I don’t live on the property & when I did a 6-month inspection she was in the apartment. I told her she could not live there and she invented a story about seeing a doctor in the area, but that she live almost two hours away —

@Remone R., I think if you use the language I have that will get rid of the riff-raff.  I was at the property a few days ago cleaning a unit and a tenant ran out to give me his registration -- I don't travel with a copy machine. He told me to take a picture of it. Um, no. I told him my instructions were clear that he needed to give me copies of his registration and insurance. This is the same dude who CLEARLY has his gf living in the unit.  I really hate to micromanage the tenants, but its the few that take advantage that make it bad for the rest.

I have this problem too. I have a tenant who I know has his girlfriend there.  I did inspections a few days ago and I asked her if she was living there.  She told me, she only comes "one or two days a month to go the the doctor". She stated her current residence is about two hours away and she doesn't know why her disability claims sends her to a doctor in San Diego.

Anyway, I put some teeth into my guest policy and parking.  Tenants are m2m, so everyone received the notices.  No car can be parked on the property unless I have current registration and insurance.  Vehicles must be owned and insured by tenant. Guests can not drive on or off the property even if the vehicle belongs to the tenant.  

Guests can not stay more than 15 days in a calendar year. I just booted a tenant who had her bf staying for the past 18 months.  I turned a blind eye until the grits hit the fan.  I told her she could stay, but he had to go.  She chose to the follow the loser to the next destination.

I was just wondering why you would want a "lease up" agent if you are in the same as your rental? Most times an agent is used in this type of situation for absentee landlords.  When I lived in NOVA we had an absentee landlord and she used a local agent for lease signing, but the actual owner signed the lease and we paid our rent directly to the owner.

Is tenant making payment before the rent is due?  Or trying to make payments after the rent is due?
