In my experience S8 tenants find you. They will answer your ad and ask if you accept S8

30 day notice to vacate.

Congrats! I would knock on doors and introduce myself and then follow up with a letter on admin stuff (payment procedures, maintenance etc).

 Same here! No mandatory grace period in CA.  In the past I found that when tenants get a grace period that they tend to ALWAYS pay on the last grace day plus a grace only adds to the confusion on when rent is due.

Evict.  New LL, same problem.

Get quotes on painters.  Sears outlet is great for "scratch & dent" appliances or start trolling CL. Raise the rent.

Good luck! My PITA tenant was served with a summons on Wednesday.  Hopefully, I can get her out mid-August.

21 days in CA and no, I don't send certified.

 I would not do a bidding war.  If you think you undervalued the rent, I would take it off the market -- for whatever reason you come up with -- and re-market. Shred the applications and start from scratch.  Everybody looks good on paper until you do a background check.

Tenant made it easy for me; she didn't pay July rent.  Eviction filed. I will rejoice when she is served with the summons!

Tenant responsible.  Same thing as if window is broken by baseball or golf ball flying through the window.  You also would not be paying for "act of nature" like if a tornado blew the windows out. Maybe his renter's insurance will cover the damage.
