Seller-financing is how I bought something like this before.  Another time I used a local bank (not national chain) that is close to these properties as another option.

Ok, then you are not in City of Decatur. You are in Decatur.  Very confusing to everyone since they border each other, but you have the cheaper tax rate.  It's usually 1.4-1.5% though if buying new.

It’s closer to 2% as you have to pay Dekalb taxes and City of Decatur taxes. Hard to make much profit renting out in CoD unless a multi-family.

I've flipped a bunch of homes in Decatur, one split level. Happy to walk the house with you and give my two cents if you want. I live in the area as well. Depending on where it is, I may even have a buyer for you already once it is done.

Hi Yohan, I'm a investor and realtor in Decatur and I'll say yes it's a solid rental market/area.  It's improving slowly, but definitely trending up and a pretty good place to park your money.  You'll have a steady stream of solid tenants and majority of these areas are safe, so I don't imagine too many issues with managing them and keeping them occupied.

You can usually pull up the tax records to locate the owner's name and current mailing address.
