Hi again BP! For those that have experience dealing with property managers I'd love your input. So far I've found that this is a tough egg to crack (to say the least). I've come across a few instances where I'm interested in an off market property, and In my research I find that the property is/has been a rental,but is distressed (i.e. boarded up, grass overgrown, mail piling up, etc), and the property is managed by a property manager/management company. Where I run into roadblocks is getting the PM to contact or give contact info to the owner in reference to willingness to sell. I've offered referral bonuses, finders fees, and future opportunities to manage my properties once rehabbed, but haven't seemed to make any headway. I understand that they get paid for "managing the property" but if it's just sitting there deteriorating, are they still getting paid? What kinds of incentives do you offer or verbiage do you use to make this beneficial to the PM? If anyone has any experience or input on this topic it would be much appreciated!!!
