Funding a whole portfolio deal

I have a lead on a person's entire portfolio, its about 11 doors and 1 giant house in a very high priced market, The seller is not willing to separate any properties and is asking for 2.2 mil, monthly income would be $13,500 and $2400 in cash flow give or take for them all. I'm just looking for some quick and dirty ideas on how some you guys and girls would go about getting funding for this project (other than just partnering up obviously).
