Another thing to consider is are you allowed to pull permits if you are not going to live there. Im not sure if its country wide but i believe in Maryland you cannot pull permits unless it is going to be your residence. A homeowner  can pull them but as an investor who hires subs, unless you are licensed, you cannot get them. So for me it would make sense so that i am in control and i can get contractor pricing as a bonus. Q

Using the following tax assessment what is this house currently worth / assessed at, $322,500?  What is "land" and what is "improvements"?  I can figure out most of the record. Im curios to know so that when I talk to a seller I have a better idea of what its worth based on these numbers and area comps.

Base value

land: 128,200      improvements: 161,500     total: 289,700

value as of 1/1/15

land: 128,200     improvements: 259,900     total: 388,100

Phase-in Assessments:

as of 7/1/14     total: 289,700

as of 7/1/15     total: 322,500

also under the transfer information:

seller: bob

type:  (one of the following) NON-ARMS LENGTH OTHER       ARMS LENGTH IMPROVED       ARMS LENGTH MULTIPLE  

I am not sure what these mean regarding the property.

Hi Bp,

  Is it possible to find information on a properties owner regarding their current mortgage and home equity other then using a list service provider. I understand that it is easier to use one of these services instead of spending my time, but I like to have some experience in doing things like this type of research. I'm the type of person who likes to know how a car works not just how to drive it.

@Josh C.   its great to want to get things started and get out there to make deals but if you cannot drive out to see a property now, how will you be able to when a seller says the only time they are available is tonight at 6? Like others have said keep learning and doing but get the basic infrastructure in place first.

@Account Closed Before I make any moves that I'm not sure about I will be running by my attorney. I would own the property free & clear before I list it. 

Like I said a "friend" said that your not allowed to buy then sell immediately. I just want to make sure i'm above board when it comes to this.

Hi BP, My question is how soon after purchasing a property can I turn around and resell it through a Realtor without doing any improvements, specifically in Maryland?

  I have been searching for the answer online but unable to find anything of value. I will be talking with my lawyer about this at our next meeting but thought I'd try here with all of the knowledge available. I have been told that you cannot sell like this at all as this was the definition of "flipping" and illegal.

For ex.

I purchase @ $65,000 with an ARV of $135,000 (if this even matters if I'm listing it)

I list it at $110,000 with no or little (less then 3% of arv) improvements.

Hi Bp,

 I am putting together my web site and I want to include a blog page. I am working on on my own post's but I was wondering your opinion on using parts of or whole blogs from others, with their permission and credit of course.

@Chaz Reid What would you do different? Not do this at all? Anything you liked / disliked specifically? Im looking for feedback since this is my first time. Like i said everybody does yellow letters and I just want to stand out from the crowd. I will probably do a letter campaign also directed at only absentee owners, with this used as a general mailing and a change every few mailings to my list overall. 

Again I welcome and need any feedback.
