@Jay H. I understand what you are saying about extra protection but how are you attaching the plastic? The cement board? With screws correct. you have just compromised your install and allowed a water entry point to damage your studs. Vapor barrier is ok as long as you realize that is what it is. Use what ever type of backer board you want but it needs a solid un-compromised waterproofing to be 100%.

I use a MS Access template for contact list. There are many different ones to choose from. They can be modified to suit your needs. They dont require coding knowledge, it cant hurt tho. You can find books or youtube videos to help you. It gives you a more familiar interface that most people deal with, form boxes / drop lists / check boxes ect.

Right now I'm working on having it take my purchased  listability xls file and import it into my database file. If down the road you do yellow letters you are able to import owners names and address into the places on the letter (in word mailmerge) where you set it up.

I have tried and still trying to modify Zoho. Its online so it goes where you are.

Jay the way you are doing it is not waterproofing your surround,thats more of a vapor barrier. To properly waterproof it needs to be between tile and wall such as the membrane that is mentioned or i prefer a product by schluter. Just so you know for the future, the hardi board or durarock boards are NOT waterproof, more like water resistant. Grout,tile and backer boards are not waterproof, you need to use something between the two.

@Antonio Coleman Here is a copy of my letter. The yellow areas are where I add the sellers name and address. I sign each one also. The envelope I hand write the address.

Hi BP,

  So after months of researching and learning I sent out my first letter campaign. Its not a huge list yet, I did about 200 AO's that I found from local tax records that are within a 2 mile radius of my house. I plan on doing about 200 per week for a month or so then start from the beginning. I have also re-started my facebook account to get some free advertising. I am also putting flyers / cards on every community board or front desk that will allow me just to get my name out there in my local community. I plan on being the brand that my area looks to when they need to sell or help. 

Bill my thoughts also, I would be ticked off if I received 10-15 letters from the same person in 1 day asking to sell all of my properties. Just looking to see what others might do. Would you add in the letter or conversation that if they dont want to sell are they looking to purchase if something comes along?

  Just wondering how you handle your direct mailing campaigns when you find a single person or company owns multiple properties in the area your working? During my research I have run across a person who owns about 10 properties. Do you send them 10 separate letters with each specific address or one with a general interested in buying request?

For ex.

Mr. Smith I am interested in purchasing your house at 1234 main st................

and then send out 10 more with each address.    Or

Mr. Smith during my research I have found that you own 10 properties within the Baltimore area near zip 123456. If your are interested in selling one or any of these please contact me...........       OR something similar.

I agree with @Jacob Michaels :

What the market supports goes for any service industry. In contracting you play the did I under bid or over bid? As a business owner you NEED to make the most profit so that you can pay rent and food ect. If the market will pay $xxx for a new tile floor then thats what you try to get. If in construction you are getting way to much work to handle, its a bad thing, it means your under priced for the market. So you keeping raising your price until your work load evens out or drops off slightly, then you back your price down a bit until you find the sweet spot. This is a little trick I learned the hard way. So as a wholesaler or rehaber or renter you are always trying to get at the top of what the market will bear.

Hi Bp

  When I have a deal that I want to present to a buyer I want to make sure that I am presenting them with an accurate and informative report that will include  rental cash flow numbers. What are the numbers that are being looked for with a rental? Would using the calculator from BP be a good way to go to get these numbers?
