As far as reducing the size you can reduce to each fixture but the "main " line needs to stay as large as possible. So if its 3/4 now feeding more than 2 or 3 fixtures you cant drop it to 1/2 for them. 

Ex. The cold line feeds 2 sinks and a toilet at 3/4 line but drops to 1/2 right ar each fixture you cant go back to the meter and run all 1/2 to those same fixtues. To much pressure loss if all are on. Also cpvc has a different od than pvc just a fyi.

he was charging you 130 for the brake pads but what did they cost him? 50? 60? That would still be a 100% + markup. Just sayin.

As almost everyone else has said nothing dishonest there, markup is doing business. Do you add extra to the rent for capex? I used to work in automotive and the markup was closer to 300% on parts. That set of brakes cost them 30$ but they charged close to 100$ plus labor. You are paying for their time and knowledge. 

Not everyone is ripping you off, they are making a living just like you.

Also just noticed the wall tile.are you replacing it? If so your going down to the studs because to me it looks like plaster walls.

what are the dimensions of your bathroom now? What is the contractor going to be doing? Is he licensed? To me ,without any real information, 2400 is very low to do a full rip out and rehab. Depending on materials 8k - 10k would be on the low end. make sure to get multiple bids and have a full sow to give each contractor so your bids are all based on the same sow.

 First congratulations and you will do well.

  Where did you attend classes or did you do it online? What are your thoughts of the program you attended? Just asking because I'm going to sign up within the next few weeks myself and not sure if i want to do online or a classroom.

This quote from the original post has me the most concerned. As a contractor when someone "offers" me the price for a job any reputable contractor will run. You call them they come out and THEY give the price not the homeowner. Now if you want to haggle from there thats another story but they are the ones with the knowledge of your problem. If you want some laughs look up craigslist ads offering jobs for work at absurd prices, for example people have offered $10 per hour for someone to come out and install a deck, not kidding. 

I have seen both sides, from a contractor and investor. Contractors will come to loathe investors who are cheap about everything and investors will complain that contractors are ripping everyone off. Cant we all just get along and make some money.

he knows all that there is when it comes to lease options. As a side note and not promoting anything, he also teaches / coaches L/O.

Speaking from Maryland, GCs are licensed and with that license must carry a min. insurance policy. Here as well as other states the GC license is based on contracting law and regulations not actual field skills. So just because someone is licensed does not mean they are skilled. Just make sure that you screen your GCs as well as you screen tenants and you life will be so much easier.
