Wholesaling to buy and hold investors

  When I have a deal that I want to present to a buyer I want to make sure that I am presenting them with an accurate and informative report that will include  rental cash flow numbers. What are the numbers that are being looked for with a rental? Would using the calculator from BP be a good way to go to get these numbers?
