You can sue all you want but I'd say you have described the need for 'earnest money' and it is time to say 'next'!.

Unfortunately this happens, I choose to take this as part of the business I am in and review my screening process. Photograph or video the empty unit and get the place ready for the next tenant. Some LL will pursue the tenant for any rent owed or notice period not satisfied, that of course is up to you. Save any communication. Be sure and send them a final accounting including the security deposit to any forwarding or last known address. All the best!

If you miss loan payments, or your credit goes bad the bank or loan issuer could call your loan, provided of course the loan is callable in the first place. If you were to lose insurance coverage your loan could be called. Those conditions may not be likely but you did ask.

To be a successful land lording is a big commitment and you got to give it your best shot. It cannot be covered in a few posts but to help you get started top left is a tab, LEARN check that out, and BUILD YOUR TEAM, just for starters; you must know how to underwrite your properties, and local laws.

You are in the right place, check out some podcasts and read some books. Assemble as much money as is reasonable, be prepared and enjoy the ride. Trust me, REI is way satisfying and it can make you rich, or not so much, so give it your best shot!

Make sure you have the money buttoned down and let the buyer know that it is secure and meets their timeline.

The high cost of maintenance including materials and labor affect all properties and older ones perhaps more. What will affect the cost of older real estate more today is the price and availability of insurance. Carriers are becoming very picky about age and location as many of us have seen recently.
