Think you brought up a good tid-bit on the lease up after the tenant leaves but it sounds like a sticky tenant for you. Hate gross leases on commercial property. Any rental increases in their lease?

Where you able to do due diligence on their business model?

Networking. I did not know how to build relationships to get the answers/help/partnerships i needed.

Next tier, creativity with producing equity for deals. Ties into the first problem.

I think it's great, and definitely an action item for myself. More time in the morning, i can take care of some of the me time needed ie. working out, meditation..

I get up at about 6-7am.

In choosing a deal, yes the area, zip, neighborhood does matter tremendously.

For the calculator purpose, it ensures you have as much detailed information as possible for your investments you draw up. And later down the line it helps you organize the reports

@Trevor Bingham awesome. And i personally think you can do a lot with $50k. Some people out there start with literally 100% less. This question you asked is probably one of the most difficult question asked on the forums due to so many potential paths that can be taken.

I'd take a bit of time and study property types, BRRR strategies, syndication and etc. Then get out there and network with those who have successfully executed. From their, create a detailed, quantitative and qualitative backwards plan on what it means for you to leave the rat race

My only opinion on investing in residential is investing in A class, appreciation dependent properties. Buy in good protected C, B markets for cash flow, you can ride any downturn.

That's great! Does your current equity position allow you to purse those opportunities in your target market?

If not, remember you can always partner. 

Don't be afraid to start small to learn the ropes and build a track record.
