Assuming loans are usually favorable if the loan has a low rate, because you would "inherit" that rate. That would be most beneficial if the current rates are high and the assumable loan has a lower rate. However, rates right now are really low (we just got a conventional @ 3.75%), so assuming a 6.25% does not make the most sense, from a rate-perspective. 

Agree with @Jon Holdman - FHA loans assumptions are for OOs. This is because FHA loans are for OOs to begin with - so if you assume the loan, you are assuming all the terms & obligations of the loan. In fact, I believe you probably need to "qualify" for the loan with lender (credit, income, etc. - lender needs to know you can make the payments). Think this is especially true for FHA loans originated after 12.14.89.

I listen to REI podcasts a lot since I have a lot of time on my hands on my daily subway commute. If not, then I'll do some crosswords or read an ebook.

I also listen to some REI podcasts when I run. When I do my long runs on the weekend, I can fit 3 or more BP podcasts in at a time. But I also like to listen to non-REI podcasts on the run (need to mix it up!) like NPRs Wait, Wait...Don't Tell Me, Serial (I saved that ONLY for runs - HUGE incentive to get my butt out there on lazy days!), This American Life, Stuff You Should Know, Throwing Shade (had me literally laughing out loud on the run, almost peed myself a couple of times) and some others.

It would not hurt to reach out one more time.

If you don't get a response after that or if the response you get back is another brush off, move on.

I don't believe in chasing people around. I will always follow up twice. If I don't hear back, then I move on. No hard feelings. Time is too valuable for me to sit around and wait too long. In general, lack of follow-up is just bad business practice. I would hate to be in the middle of any project and not be able to get important answers...delays will snowball.

How hard is it to at least say "I'm still working on this. I'll circle back as soon as I find out....blah blah blah."? Takes two seconds, but so important because it lets the other parties know that whatever the question/issue is...it has not slipped through the cracks and is being investigated/looked in on. I like accountability.

I practice this all the time in my corporate job too. I email once, email a follow-up. Then I call. Then I will show up in that person's office/desk and talk in person. Nothing confrontational. I do this to everyone....from people on my team to my SVP. Just a "Hey, I know you're busy, but I really need an answer to ABC. Since I'm here, got two minutes?". I sit my butt down while I'm saying that - makes it a lot harder for people to say they're busy at the moment and can't talk.
