Hey Bob,

Congrats on making the first step.

Couple of questions if you don't mind.

That area is pretty good, especially for beginning investors. Right now that area is pretty affordable. Germantown, East Germantown are also good options. Each one of those areas have different attributes to maximize potential. Are you looking to just flip a property, house hack a live in flip? In my mind that would determine where I would invest.

Second, how do you plan on financing. Let's assume you'd like to buy cash. East Germantown is a very affordable area. If your looking to house hack Mt. Airy would be a good option with long term potential.

Also sourcing is important. If you have an off market source that's probably best right now. If not, You should get an agent that invests themselves. It'll save you the most amount of time and frustration. Hope that helps. If you have any more questions PM me. Also if you'd like to meet I'm local in the area too and invest exclusively in the NW.

John, There are many pockets within Philadelphia with great opportunity for rentals. I guess it depends on a multitude of parameters. Long term/short term hold , cash flow/asset accumulation, property appreciation/protection, and price range are just a tip of the iceberg. I believe that there are opportunities all over the city and surrounding areas. If you're looking for affordable cash flow there areas such Mt. Airy and the NE, if your looking for stable properties with average appreciation there's always the NE section of town, and if your looking for speculative appreciation there are several areas such as Kensington and Brewerytown. Again there are a multitude of opportunities here you just have to know what you are looking for. If you think you need any further info please let me know. I'd be more than happy to help.

I'm looking for a landscaping contractor for a regrading project and possibly more (to finish a development). Please PM if you can offer a quote or a referral.

Scope of work summary;

Regrading of several completed residential lots with minimal lawn damage.

Optimize drainage

Repair several tire ditches

Approximately 1 acre.

Thanks for the welcome Zach. With my current job I am in the lower burbs as well. With my new eyes I always see properties that at least look like they have great potential but I do not know those areas as well as Manayunk/Roxborough.

 Question, Do/have you flipped in Manayunk before?

Hello all,

I'm a semi-newbie to the BP forums. I currently have one investment property (house-hack) in the Manayunk/Roxborough area of Philly. It is cash flowing positively ($200/mo) over the past year and I'm in the process of finding a new deals that meet my criteria. I've lived in the area for 10 years after moving here from Florida for school.

My goals are to accumulate sustainable passive income to replace job income as well as flipping where possible.

I will attempt to record my progress and share with the BP community to hopefully serve an a catalog to other beginning investors.

Hey everyone, My wife and I just went through our first go-round of tenants in our first rental and have new tenants coming in in August. So far our rental experience has been great. We are pet lovers and have a small dog and noticed it was very hard to find rentals ourselves that were pet friendly in our area (Manayunk/Roxborough). So we decided to cater to that niche. We are looking for more deals for rentals in the area, but my question is; Does anyone have any tips on how to pet-protect your property and additions that should be added to the lease terms? Thus far our property/properties criteria is as follows: -Contract contains $200 additional pet deposit -Property has a small backyard with grass -Wood floor throughout Thanks! Bishop
