Philly Pet Friendly Rental Advice

Hey everyone, My wife and I just went through our first go-round of tenants in our first rental and have new tenants coming in in August. So far our rental experience has been great. We are pet lovers and have a small dog and noticed it was very hard to find rentals ourselves that were pet friendly in our area (Manayunk/Roxborough). So we decided to cater to that niche. We are looking for more deals for rentals in the area, but my question is; Does anyone have any tips on how to pet-protect your property and additions that should be added to the lease terms? Thus far our property/properties criteria is as follows: -Contract contains $200 additional pet deposit -Property has a small backyard with grass -Wood floor throughout Thanks! Bishop
