Thanks Lillie.  They didnt take the unit outside, just the air handler inside. Do they take them to just make a few bucks?

I had my property inspection today by a section 8 inspector.  Property was ready to go the week before. 

Come to find out it failed because the air handler was STOLEN!  really?  No signs of break in. There was a lockbox that the PM said was "tampered with". A police report was filed.  Has anyone heard of such a thing? Why would someone go to that much trouble ?  Its not something you walk in and grab. I can point fingers put unlikely its gonna do anything for me.

Im switching over to www.cleturnkey.com its through a KW office.  When I ask around they seems to be one of the good ones. So far they have been good. @Aaron Mercer who are you currently using.   I was using Reds I would stay away from them.

@JJ Mayer I invested in Memphis.  At the time for cashflow reasons.  They are in TX and Memphis. TX seems to be less cash flow with a better possibilities of appreciation (potentially) . Honestly what Ive seen from MI the numbers are tighter than when i bought and some people are paying more than the properties are worth. Why you would do that beats me. I will tell you this though. I have bought other properties on my own in other markets and the property I bought with MI is cake compared the attention my other properties demand.  Heck of alot more work doing it yourself.

I have bought from Memphis Invest.  I have had a great experience thus far. Been about two years.  I think the fact that @Chris Clothier is accessible and accountable is an advantage to an out of state investors. If something goes wrong you can give him crap directly and from my experience he does his best to keep his investors happy.  @JJ feel free to reach out or bounce any questions off me. I ll be glad to give you my honest opinion on my experience.

I purchased a property with MI two years ago. Since then communication with them has been great. They check in every month and response to my email with in 24hrs, so my experience has been good. If i had to guess there was a hiccup in the system.  The fact that @Chris Clothier take the time to respond says a lot about his character and commitment to keeping his clients happy.  Its the reason I was comfortable moving forward with them.  The last thing they want is people unhappy and sharing a bad experiences, which makes them really accountable. 

In this situation they probably should have got back to you if they really wanted your business but I'm sure it was a mistake.  Just a side note don't take it personal if someone doesn't get back to you cause you wont get anything done in this industry. Sometime you have be aggressive and follow up.  Esp with lenders they are the worst ;)

@Diane G. they used to but it seems like they move properties pretty quickly. So people would ask about properties on the website only to find out they are sold.

Welcome @Senthilvelrajan Kumaresan. Great place to be. I was in your position just two years ago. I bought my first property in Cordova from out of state. I don't know of any REI meetings but id be glad to share my experience.
