Thanks @Upen Patel.  @Nuhan Demirkan how do you initially build your relationship with bank? Just over time by getting loans from them or do you have any good tips or strategies to share?

I will share anything I come across. @Sarah Shockley did you try all the small local banks? Some advice I was given is that its important to ask the right questions.  Not to just be like Im doing a Brrr.

Yah good points @Chris Mason.  Thanks for the input. I was exploring the idea of refi ing in a shorter period than 6 month, So ill look around and if I cant find anything 6 months is the back up plan.  The latest BP podcast guest was able to find a small local bank to do it right away for him.  He said he had hear alot of No before he found one.

Can anyone recommend a lender that will do a cash out Refi based off the full appraised amount and not what I just paid for it.  Looking specifically in Jacksonville and Cleveland.  I understand most banks wont do this but I hear there are small places out there that will.

@Kyle R Mushlit Ive done a deal with Memphis Invest.  Dont really have any complaints. I can say they take care of their investors and their reputation is everything to them. They will do what it takes to make sure your happy.  If your plan is TK in Memphis then Memphis invest is the safe bet. Reach out if you have any questions.

@Joe Gravelle I bought a property from Memphis Invest a year ago in Memphis. I have no complaints. Everything has run very smooth. Rent comes in every month the PM calls once a month to check in with me.  They have great customer service. I would recommend using them if your looking to go the TK route and you find numbers that work for you.  Let me know if you have any specific questions. Ill be glad to answer them.

Is anyone in investing in 30035? Could you give me the sense of neighborhood around Riverbrook Rd, Decantur, GA 30035. (Its Riverbrook Rd at S hairston Rd) What are some other solid area codes/areas for buy and hold or fix and flip.
