@Adam Zach people that went to college or invested in an education better understand how investments can pay off and have had to endure delayed gratification. They also typically have higher salaries which makes investing easier.

Other skills picked up on the path to engineering help too. You generally have to work with different teams and be good at researching and solving problems.

I’m a software engineer and I enjoy both my career and my real estate investing.

@Troy Seals figure out a good system that works for you and get in the habit of documenting as much as you can. You never know what you’re going to need in the future and it’s so much better to have records than to not have them. It also helps you keep things in check as you grow. And congratulations!

@Logan Oliver check out the expenses video for GovernRent on YouTube, it has a pretty straight forward way to keep track of all your expenses.

@Jaylan Route GovernRent does a really good job of organizing all kinds of rental data. My wife and I use it for our rentals and our laundromat.

I'm writing software that lets you create "actions" on a property or unit that works kind of like a folder that you can group together photos, documents, expenses. This is what I have so far:

Due Diligence
Cleaning
Closing
Eviction
Inspection
Move in/out
Repair
Showing
Turnover

In the last couple years my wife and I acquired more rentals and our spreadsheets were getting hard to manage. I couldn't find any software that would do what I explained above so I made my own. I'll show it to you if your interested but it's still not easy. If you don't keep on top of your expenses they'll pile up and you'll have a mess on your hands come the end of the year. It's awesome if you make it a habit to record things as they happen, no matter what you use to do it. We had a really hard time with that because we're so busy, but once we started to do it... wow. It's so great to have everything in one place so when you need a document, some numbers, or to remember something you can find it right away.

I use software that tracks income/expenses from my LLC, properties, units, and even down it each lease. Also can track expenses on repair projects and turnovers. Then it sums all those number up at each level so I know how each piece is doing.

Would be nice to be able to use a channel.
