The property is in a very nice area so I would think it would be easy to find a tenant. I would post an ad on craigslist and list your criteria. I normally follow up with people to see if they were interested and what they thought.

What area of Milwaukee are you looking at? The really good deals on the MLS have an accepted offer in a few days to cash buyers but there are still good deals out there. The northwest side has many good cash flowing deals. Also don't forget about the water bill if you are looking at duplexes and multifamilies.

I like single families much more then duplex and 4plex. The main concerns are the purchase price, condition and how old the furnace and water heater are because if they are older you will need to replace them sooner.  So you will need to budget it.   I like singles  because you do not have the tenant conflicts, parking issues, they pay the water bill and cut grass and snow removal.

I am looking to install new Furnace and Ac in a single family rental.  I got a quote for a Goodman furnace but I am concerned about the quality.   What manufacturer is recommended?

@Dylan Henke Many of the Milwaukee REIA meetings are sales pitches but some are pretty good and you do get to meet a lot of like minded people. The first meeting is free if you go to the website and print off the certificate. Also if you are interested in flipping the Rehab bus tour is great! You get to go through several houses and ask all the questions you want.
