I would ask the to pay half or a 1/3 of the costs. If you force them to pay all of it even if its their fault they could end up becoming bad tenants and will cost you more in the end.

I will try to change the contract to select my own title company.  Are there any other issues I should be concerned with?

I had the $5/day fee in my leases but found it hard to collect so I went back to $25 late fee.

I am considering increasing it to $40 for future leases.

I didn't see a 30 day restriction in the contract just the 120%

PROPERTY WITH A SECURITY INTEREST IN THE PRINCIPAL AMOUNT OF GREATER THAN

I am a buy and hold investor so I  don't know anything about wholesaling.

I have an accepted offer on a Homepath house in Racine, Wisconsin that I would like to wholesale. I  was going to use as a rental but It been a month since I first submitted the offer and now have a duplex I am purchasing so I don't want to deal with both.

I am not looking to sell it for more then 120% so that shouldn't be an issue.
 I want to know how to do a double closing with their company ServiceLink? Does anyone have any experience?

Don't forget about vacancy . I don't think its a good deal.

no not I am realtor but I don't see it much different then putting a "for rent" or "for sale" sign on my property.

I have a few rentals on busy streets so I am thinking of putting bandit signs in front of them. Any thoughts? good or bad idea.
