Are your numbers significantly different in paying 65 vs 70?

Don't forget to check/change the filter if you're ever there for an inspection. Provided a years worth of filters to my tenants, found the same ones still in the laundry room when they moved out. Lesson learned. 

Are you trying to purchase a property with only $10k?

Definitely update your next lease for a more significant lease breaking fee.

Sounds like you're paying for capex expenses...and now they won't need to be done again for awhile. Were you expecting to not have to pay for a roof or hvac units at some point? Maybe I'm missing the question.

I'm no expert but I'm pretty sure most investment homes need 20% down. You could move there and then as it would be your primary home maybe get 0-5% down, ride it out for a year and then move back to house #1. 

@Ramki D. Just some things to think about. Personally I'd have ceiling fans in every bedroom and living room. Every house I've lived in has had them. They generally don't just fall down and break, they should last a long time.

If the tenant has a 65 inch tv are you going to replace the mount for them? If they call and say your mount fell 2 months later and destroyed their $1k tv are you going to replace it?

Just out of curiosity- if the disabled person isn't the tenant or living there, would ADA still apply?

People on here say it's a red flag. What happens if they break lease, need to be evicted, etc. in the middle. I believe some states have laws about how much rent you can collect at once. Would you be able to evict after you've already accepted the rent later? Does he not pass credit check?
