I would not. I also hear on here you can't charge them when you do the work, i.e. you don't get to pay yourself for it. If that's the biggest concern and the tenant is gone I wouldn't worry about it.

Couple questions:

Why sell now and rent for 5 years vs sell in 5 years and buy your home then with no hassle of renting?

Buying your forever home is usually a higher cost than buying a rental. Will your rent cover the mortgage on it for the next 5 years? Some rough prices on how much you expect to sell for and buy for may help others run numbers.

Did the inspection say it was old damage and nothing new and active? Did they suggest repairs?

@Ethan Cole I’m in law enforcement. Escorts vary by police agency. Obviously if it’s an eviction and handled by the courts, a deputy will handle then mandatory eviction.

If the tenant is already out and you want to do a walk through not knowing if the tenant is still there, most likely an officer can meet you there.

Either way, contact the local police in that jurisdiction via non emergency number and ask if it’s something they will do. My current job will do it no questions asked. I’ve also worked somewhere where we didn’t do any personal escorts, but if you called after a problem arises then the police will come out.

Also keep your phone on video recording, if so allowed in your state. Record the whole interaction for evidence later if needed.

I pay for it myself, it's $30 a month for insects, $30 a month for rodents with traps. They go out quarterly. And they come out for free any time in between if there's ever any issues. For me it's worth it to know it won't be an issue with any tenants. 

I think the correct answer is you should be claiming all your tips on taxes and tax returns will show what you make...

Some of this sounds like potential safety issues you should fix anyways. If the outlet cover is missing that needs to be fixed, loose tiles could be tripping hazards as well as the wood scraps out back. Vent cover on the exterior? If so should be fixed to prevent animals. Obviously you can't do much about the hot water time for it to travel to the faucet. If there's low water pressure it should be looked into at least. Holes in window screens allow flying insects in, at least around here. All of those sound cheap and easy to fix in one day.

@Denzel Faulken if it’s something you’ll just use on rare occasions and don’t need a truck. I’d get a small utility trailer. 5x8 is light enough and will carry whatever you need. Then store it out of the way.
