@Dusty Laurin yes, this wasn't an investment property I purchased, it was my old home. And the main problem is that it's on a 15 year loan, currently on year 4. If I refinance to a 30 year now it would cash flow about $400 a month. I'm not expanding to other rentals so I'm looking to maximize cash flow when I retire from my job. Rent increase at the end of this year will help a bit too.

@Stephen Dallas if that’s cement in the front, do a good pressure washing.

I rent near a military base and will advertise pet fees waived for active duty military. 

I have allowed pets with a pet fee and monthly fee. My current tenants do not have a pet. I am seriously considering switching to no pets after they leave. I spent countless hours steam cleaning to get rid of dog smell before; I haven't switched carpet over to LVP yet which may be most of the problem. But I think the extra money, with it only being one rental, isn't worth the potential downside. 

Wondering how I'm in a substantially high area...but I go into hospitals around here almost daily and they're not busy....

Ok that makes more sense now. I would let it go. There's certainly worse problems with tenants you can have.

Would it make any difference if she had a different male over for 48 hours every couple of days? Sounds like she's not violating it. The added water/electricity is going to be very minimal from 1 person to 1 1/2 people averaged over the month. Is there an increased rent if he was on the lease? And out of curiosity, how are you monitoring her visitors so frequently?

My one rental is what I would consider B class, it has the scratch and dent fridge from when I lived there. Only one tenant has complained about the dents after move in. Bottom of the stainless steel door. When I replace it, I will get one without the dents (just to upgrade each thing in the house as I replace it). The fridge in my house I got off of Marketplace used. Paid $400 for it, but I have had to replace some parts over the first year of having it.

Figure out how much you'd have after a sale, and see what types of rentals you could buy with that near your new home.
