Beat way to solve this issue with six month lease

I made a mistake of signing 6 month lease, tenant paid 6 month rent in advance. But just after 3 month want to vacate the house, as he bought the house.

As per lease agreement, I can only charge $100 for lease breaking fee and if the house is rented again I will need to return the rest of the rent as well.

If I kept the home vacate till lease end, I can keep all the rent. But that way cause some issue on the vacant property? And I will need to pay for repair.

How a experience landlord will handle this situation, without causing big issue to either party?

You can't keep the 3 months of money as that is prepaid rent, it isn't due to you yet and keeping it is highly illegal and can get you in a lot of hot water if the tenant decides to pursue it.  Return the 3 months. 

Also, most states say the landlord has an obligation to try and rent the home.  If you do just what you listed above that would also not be what most states require of you.  As I don't know the state this home is in can't say if this is one of these states or not

Just get the unit rented as quick as you can and move on.  Sounds like you are playing games.  Stop it.
