@Rob Jones, welcome and thank you for your service in the military.  My wife and I are also in Clackamas County and are working to build a portfolio of income properties.  I rent and fly out of Aurora as well. I hope real estate gets us both to do more fun flying!

Thank you all for the great feedback.  It has helped me focus my goals.  @Mike Nuss I think they are planning on dredging the cove before they put in a marina. Last I heard that whole development was put on hold, again, but I'm not sure why this time.  

It sounds like none of the "rules" apply to us here.. Thank you for the info!
