@Philip Cardwell we had an accepted offer. The buyer decided he did not like that the property was slightly below the elevation of the roadway because of water drainage and decided to terminate the contract.  There are storm drains on the street and in the parking lot, however, and the owner says he has not had any issues with flooding. It is back on the market as of today.

As far a free rent, I'd say that just depends on the location, the demand for that specific space and your broker's negation skills.  The one I told you about that we just did, the space was set up almost exactly how the tenant needed it, and it was ready to start doing business out of right away, so there were no need for any rent credits. 

I am working with a landlord who has a space that has been occupied by a tenant for a very long time, who is moving out and the space will need a pretty heavy rehab. That space is much more likely to get rent credits or a free period during some improvements.  

As far as the price, depending on the space you get, you could definitely get the price up around there. You may be able to find something more affordable though.
