If you have the means and time to make deal with it, I say make it happen! Especially since you have the opportunity to live with your parents while doing it. If I could go back in time, I would do exactly what you are planning on doing. Just research your market and BiggerPockets and make sure you buy right.

I don't know much about VA loans, but if I was in your shoes I would look into buying a small multi family property to live in. Particularly a 4plex. If you can make it work with your VA loan, you could be out of pocket a minimal amount and essentially have most of your living expenses covered by your tenants. You could buy one that needs a little work and build sweat equity... While you're living there, pay off all of your other debts and save for your next investment. Also, as someone else mentioned, make sure you keep a good amount in savings for when things go wrong, because they will. I am no expert, but that's just what I would do. Good luck!

Can anyone recommend a good attorney in the Portland, Oregon area who would be good to speak with regarding real estate transactions, specifically commercial leases? There seems to be plenty to choose from but I was hoping to get some recommendations from people who have worked with one.

I took the course when I was about eighteen. It was probably one of the best experiences of my life and excellent training. It completely changed how I interact with people on a daily basis. I wouldn't hesitate to recommend this course to ANYONE!
