Hello BP about a year ago I bought my first house! its a 3 family in Lancaster MA. It came with a set of tenants (a middle age man, and a middle age woman and her boyfriend) who have been decent.they do pay but it has been late I usually get it on the 5- 10th every month.this month I have not seen It yet its the 13th. another thing I should mention its heat and hot water included and they are paying $500 below the market rent. should i evict them and find someone who can pay on time and the market rent? should I try to jack the rent way up on them? they are Tennants at will.

hello BiggerPockets community I found a house for sale that is in one of the nicest towns in the area for sale for $10,000. The price is for just the house and you're supposed to move it to your own land some way somehow. Has anyone done this or heard of doing this. What is involved in moving a whole house and how much do you think it would cost. The house is 2700 square feet

Hello BP forum 6 months ago I bought a 3 family house and I moved into the basement and I am renting the other 2 units out, it has been amazing, I have fixed a few small problems here and there, but my biggest problem is starting to arise... last night I got woken up by the fire alarm going off in the  middle of the night for the 3rd time. Its the tenant on the third floor. there are 2 roommates living up there and one of them uses the stove and completely forgets about it. he will put a pot of pasta on the stove and then fall asleep setting the fire alarm off when all of the water boils out burning the pasta. obviously I should have a conversation with him bringing up the safety concerns but does anyone have any other advice as to what/how to address this problem

I haven't really thought about any add value opportunities yet. Maybe change out the oil boiler.

it took over a year of checking Zillow, and trulia on a regular basis and chechomg out The good ones.

Hello BP forum. I just bought my first three family house In Lancaster Massachusetts, I'm very happy that I was able to pull it off. It came with one set of tenants who have been paying 750 per month which is very low for the area. The heat and hot water are included so I told them I was going to raise the rent to 1000 in a few months but today I just found out that the previous landlord was also paying for the electric. Should I / can I raise it even more or should I honor the 1000 I told them.

Hello BP forum I am currently living at home with my parents in Massachussetts.  but not for much longer... I bought a 3 family house and my time is starting to run thin for getting everything figured out. I'm closing in 3 weeks. What kinds of things are included in a good lease and where should I get one that is tailored for Massachusetts

thanks for the info, but as far as cleaning it should it be done professionally or is it something I can take on.

so I just looked  a duplex in a nice upcoming town close to where I currently live, it is priced to sell but the only real problem with it is the fact that one of the bathrooms has what appears to be mold on the ceiling and a few parts of the wall. so is this a project that I should take on my self or is this something to be dealt with by the pros.

Hello BP I found a property that I really like but it kinda worries me that it comes with so called "good tenants". The listing says that they would like to stay but as the new owner can i say bye bye and screen new tenants. or do the existing tenants have to stay.
