Hello! I am a Realtor and investor. I am seeking transactional funding in the amount of $4000. I am planning to close on an investment property and am seeking this funding so it doesn't impact my DTI.

I have excellent credit (in the 750s) and steady income. I also have a line of credit as backup but like I said, I do not want to effect my DTI.

I'm willing to pay a 20% annualized interest rate. So that is $200 for a 90 day term. I plan to close much sooner than that and you will receive your money back plus interest in 90 days or sooner.

Hi! I'm under contract on a home that I plan to hold as a rental. My agent was told it needed about $6K for HVAC work, paint and new laminate flooring.

Should I contact a home inspector first? Or a contractor to price out the fixes? Thanks!
