Hi Matt Smith , I'm not an expert on Airbnb investing so take my advice with a grain of salt... I would not pursue this type of investing. Especially using Airstreams as the rental units I think is creative but I think it may be a greater challenge then you think. However, there are books written by investors who are successful at Airbnb investing so I would do your research first using one of the authors and then you can make a more informed decision. Regarding the rules or laws permitting it, just ask your local county and they should be able to let you know what permits you need.

Hi Jon S., I'm not a contractor but I have never sealed my pavers. The alternative is that an annual power wash with a high pressure sprayer will keep them looking good.

Hi Nathan Bell, sounds like an interesting opportunity. In my view, you would be overpaying if you go for it at 88 because you would be the highest price on the street. However, the fact that it would still cash flow even without the basement studio is great so if you are a buy and hold investor you would be okay long term. One final thing to consider, if there is a correction coming would you be able to ride out the storm if rents drop? Without having any details of the market you're in, these are my thoughts. Hi Brandon Skidmore and welcome to BP. There are many analysts predicting that a correction is coming and I assume your friends are in that camp. I tend to believe that the overheated markets will adjust and there is some risk to buying right now. If you read any of Robert Kiyosaki's books, he wrote Rich Dad's Prophesy back in 2002 and predicted 2016 will be the start of a major correction. Deals are still available but the CAP rates are very low.
