New Wholesaler here in SE Michigan lookin for help getting started

Hey BP Comrades! I'm pretty sure this is my first post here and I have to say I love the site. Nowhere else can you find such a positive and up-beat and caring group of investors. Rock On!

My name is Dan and I'm working my way into Wholesaling. I've done a lot of research over the past few months from reading BP forums and taking notes, listening to podcasts, watching youtube videos, building my buyers list, looking for good seller leads in and around my neighborhood (Oakland county), so on and so forth. Well I'm having trouble finding an investor friendly Title Company. I haven't called any just yet but, each one I find from google and check the company's site, 90% have no mention of what I would call standard Assignment capabilities and/or contracts. Some of them have "Assignment of Interest of Land Contracts" though....is that the same thing?

Also, most of those company's dont have Assignment Purchase Agreements with the '&/or assigns' wording. Again, this is all what I've gathered from their websites so far.

I'm asking because I realize that all of my hard work thus far will be worthless without a title company and contracts. I know there are contracts in the BP FilePlace and I have downloaded and read them all but none of them are for my state (Michigan) and I'd like to see what MI contracts look like.

Any feedback on this is appreciated. Any extra hints or tips or tricks are also welcomed! Thanks!
