I'm pretty sure if they aren't on signed leases, then its assumed to be a month to month lease. If they are paying and you are fine with that, then continue that relationship.

If you want them to sign a lease, then present the lease AND a 30 day notice that their month to month agreement will not be renewed and they must vacate in 30 days. The choice is theirs at that point.

I check with rentometer.com rentrange.com hotpads.com zillow.com and my property manager. I look at the competition, their pricing and price mine accordingly.

Buying with cash gives you ability to move quickly. Buying with leverage allows you to increase your ROI.

The price you could possibly sell to a retail buyer. Don't plan on selling to an investor at that price =)

Hi Meg, welcome to BP. Is New Bern over by the coast? I'm new to NC, I'm in the Raleigh area. Wondering if you can give me some info on vacation properties if you are near the water.

I've worked with listing agents that charge flat fee services and don't take a commission. Their services are pretty much limited to the listing; all showings, negotiating etc is on the seller.

I've seen between $300-$500 for this service. You get guaranteed money and the work to sell is on him and buyers agents.

Looks like you purchased at 70% ARV, try a hard money lender. Wont tie up your money, should be able to find one at that price.
