network with individuals that have the financial capacity

Perhaps, Chamber of Commerce, real estate meetups, social groups, even your own circle of influence

Connect, build relationships then something should crop up

Lots of value.Nothing, beats word of mouth recommendations from other passive investors.Individual research first though

Great to learn from active operators in diverse markets.

Tough one , with the flaming. The focus is best on learning.Indeed some sellers may have their heads in the clouds over their property.Qualifying a prospect is best

On the other hand, many reputable wholesalers all recommend DRIVING FOR DOLLARS to get started and get that first deal under contact

Different strokes for different folk

I'm still a newbie as i still to close on that first deal

How i wish i had started reading those great books from about 14 years old.I would had covered many more books. Indeed that reading culture needs to be a daily habit so that you you have a knowledge base when you take action.

A High Savings rate to adds to your capital base

Another one is experience, calling leads, making offers etc .Understudy an experienced real estate investor in your area if you can
