Interesting discussion.i remember looking at a building with about 40 rooms.it was student housing.One room with one or two beds , cupboard, communal showers, laundry, dining area.Good systems make it work..House of Multiple Occupation.(HMO)

Go with the book aligned to strategy.Perhaps the track record of the author too counts for something.At the same time there is probably no one book that will tell you all.You have to buy and read several books to get a general idea of what you would like to learn

Find inventory at wholesale prices.Negotiate

Utilise Private money /wholesale/ lease option 

Sweat Equity on rehab for enhanced profitability

Exit strategy-retail,hold as rental, after refinancing with long term cheaper financing

Hi @Scott Leuchtmann. Its seems you need a mentor who can assist you with exit strategies, possibly even partner with you to bring down that deal.Who can you connect with, who has the money, contacts,resources to make it happen?

Perhaps with a confidentiality and non disclosure agreement reveal everything with them, get their input.Follow Up to ensure those campaign dollars work fruitfully

Hi @Wendy Busa.I'm a newbie yet to do my first deal

just sharing some thoughts from research as i would like to borrow in the future

Private Money Lender mostly desire safety and security.I''m sure attractive interest rates too are sought. Viability and feasibility of the deal too, must be scrunitized to ensure safety.Background and credit checks are part of the homework

Check the after repair value, repair bill, purchase price to see that there is enough to get your money back with interest as agreed

Embrace rejection, adversity, failure as components of success.This i believe is what causes paralysis by analysis.We are going to be rejected massively when we make offers, cold calls etc with only a small portion of sellers,lenders as our"gold at the bottom of a sales funnel".

Collect data as we go along and learn.Momentum will kick in at some point then it gets "easier"

We need to face and embrace that rejection that is inevitable when taking the action steps of real estate investing.we are vulnerable in the process but we are enough to make it a success

Hehe...education education education.i'm here, yet to make that first deal

i read books, listen to podcasts but am yet to attend an actual real estate investing meet up.i have called agents, made offers in an environment without much conventional financing

Am exploring private money lenders, syndication with advice from a lawyer and possible wholesaling
i need to keep making offers, on a larger scale, as that is the only way to control a property and work on converting contracts to a closings

For affordable housing is it best buy and rent, or look for land, develop to sell by the lots?

What is the nature of the tenant in affordable housing?

Are they stable, paying on time and staying for many months/years?
