Good Morning and Happy New Year to you all!

My question this morning is do you all use Realtors to find cash buyers or motivated sellers? Why or why not? Are you concerned with paying your Realtor when doing a deal with a private seller? Do you give them a commission for helping?

Do you all use scripts or did you start out using scripts when calling motivated seller and cash buyer leads? Did you ween yourself off of the scripts when you got more familiar with the process and the business?

That is super cool Ariel! Wellcome and Happy New Year to you! Wholesaling is a great way to start your business in real estate investing. It is investing after all. You don't need money (a huge chunk of it) to start. Just a little time and drive to be successful. I encourage you to keep soaking up information from here as it is plentiful. Ask lots of questions and don't give up.

Hello All!

My name is Brittney. Maybe you have seen me post or comment here on BP, but I am fairly new to the wholesaling business. I believe in this business and I am extremely excited about getting started, but I want to go about it in a wise way and of course wisdom comes from experience. So, I am looking for a successful wholesaler in the area who wouldn't mind getting together for coffee at Starbuck's or a sandwich at Panera's (my treat) for about an hour, to share some tips to success and to answer some of my questions before I go live with my business.

I have quite a bit of leads and I'm excited to take advantage of this great business. I am looking for someone in arms reach to help me out. Thursday 1/2, Friday 1/3, or Saturday 1/4 are all good for me. Any takers?


P.S- Please...LOL! I want to get started.

Bill, you made some good points. I am waiting for my business name and tax id to be finalized and really want to just do a deal or two without getting in trouble. What did you put on the contracts, just your name?

Welcome to BP. When you are looking for investor friendly title companies, please stay away from the well-known title companies all of them think inside the box find you a mom and pop title company. On the double, closed most will not let you used the end buyer's funds to close the A to B transaction you will need to get a transactional funding to close A to B, and it doesn't cost that much for their service.
