Now that's some great feedback. Here's a question I'd like piggy back off of his question. What if I've been a part time / full time agent for over 10 years and currently part time. Would you still not recommend get my brokers license just to ride solo. My goals are to have access , but mainly focus on investing at now my ripe old age. Thanks

Hello everyone, I'm new to BP. I'm currently in the education phase trying to gather as much knowledge as possible about investing real estate. I'm also a license real estate agent here in the greater Hampton Roads. I drove by a small two bedroom SF brick home the other day that had a small for by owner sign in front of it. It looked liked it had a potential , so I called the owner. I'm meeting with him on Monday at 11:00am. I'm not sure what his motivation is at this point, but I guess I'll find this out on Monday. I believe it's his mother home and she passed away about 6 or months ago. When I asked him what he wanted for the property, he said " it was appraised at 90K and he wants at least 80K". So I asked to see it on Monday. There have been zero 2 bedrooms sold in the past year. So much for comps. At least 3-4 3 bedrooms, all sold for around 70K-76K. Wish me luck, because I'm going in with out a clue.

This question is for Dustin. Once I've got a list of the 45 properties, where do I post them? When you refer to visit XXXXX, would this be something thats acquired thru moon fruit. Also once i go to moonfruit, you said you don't need a html, but then i can use a simple html code. Sorry I'm not that computer savvy. Lastly, what the cost for setting up moonfruit and would you share yours with the group. I'm a new investor and could use all the mentorship I can get. Thanks
