Never heard of that angle.  Would you think it be considered "Concealment" if I don't tell the lender, but don't make any attempt to hide it?

Taking an informal Poll here on the "due on sale clause" enforcement. 

Wondering what people's experiences have been when purchasing a property secured by a loan under the individual's name, then shortly after transferred to another entity controlled by the same individual (such as an LLC with individual as owner).

If no interruption of complete payments, has anyone had their loan called due? If yes, then were there any special or unusual circumstances? What advantage would a bank have in doing this since the same person is still responsible for the loan and all the bank would do would risk a foreclosure, costing the bank money?

Thanks for the insight everyone. I think I would like minimal help from the Broker.  Foresee me needing the following:

  • MLS access
  • Access to properties to show (to show myself)
  • Help making sure I'm filling out the appropriate Promulgated Forms in the proper way.

My primary drive behind my license is "access" and not necessarily commissions or sales.  Would this mean I should look for a transaction fee type broker, where I would pay some yearly fee plus a flat(ish) amount per transaction?

In the North Texas area, what are the most common broker/agent fees and/or commission splits?

 I just got my license and now need a sponsoring broker and just wondering what the going rates where, especially for someone like me who's not looking to be an agent full-time but rather getting the license more for my own investment purposes.

@charles, 3 law firms for the whole state? Do you know their names? I tried Google but couldn't get anything definitive.

That pass rate table is pretty interesting. However, I already bought the cheapest one I could find, which also comes with a money back guarantee if you fail the test. Trainagents.com, which has a 50-something pass rate on that link by @Jasmine Eboigbe

I think I'll do fine. I'm a pretty good test taker.l, so glad I bought the cheap one.

@Greg H.thanks for the advice. Just making sure, but the classes are required right? I can't go buy some book from Amazon that will prepare me for the test. Is that right?
